Building upon the success of the May & Ellis Luxury Apartments project, the new construction of Hotel Henrietta crystallized the path forward for Emergent Properties. This project transformed the separate roles of RNGD as contractor and Formwork Development as developer into a fully integrated develop/design/construct model. By uniting their expertise, the team not only delivered a modern hotel but also cemented a collaborative, streamlined approach that redefined how they execute projects going forward.

A new jewel on an iconic avenue.

St. Charles Avenue, New Orleans’ grand thoroughfare, is synonymous with grace, charm, and history. It’s the ideal setting for a new luxury hotel - precisely what partners Formwork Development and RNGD set out to craft. This new hotel with extended stay options is the first new construction hotel built on The Avenue in 27 years. Positioned sidewalk-side of the Uptown Carnival parade route, this five-story, 40-room masterpiece spanning 34,000 square feet is an extension of the beloved and rejuvenated Columns hotel. While the Columns exudes historic hospitality, its contemporary sibling boasts sleek lines and arched balconies that effortlessly blend into the avenue’s classic charm.

Elevation through pre-positioning.

Coordinated project delivery is about driving project success before construction starts. The goal for the team was clear: maintain the project’s high-end scope and bespoke design while delivering the building on budget. Formwork and RNGD’s preconstruction team got to work, identifying a range of design and construction solutions to reduce costs and streamline construction. Working with key trade partners, RNGD orchestrated a seamless flow of supplies and materials, with installations occurring within 48 hours of delivery.

Innovation through self-performance.

For the Hotel Henrietta, RNGD’s talented self-perform team played a pivotal role in spearheading Design-Assist fabrication and installation of structural steel and custom millwork components. The structural steel scope included the construction, assembly, and installation of the building’s skeletal system, utilizing 100 tons of steel. RNGD’s in-house steel team fabricated and erected the second-floor steel podium. The millwork scope encompassed custom kitchenettes clad in Walnut, curved wall features with high-gloss lacquer finishes, and ceilings adorned with wood chevron patterns.

Completed on-budget and ahead of schedule in April 2024, Hotel Henrietta epitomizes RNGD and Formwork Development’s collaborative capabilities. Every project phase is orchestrated meticulously by our project managers, executed with precision by superintendents, and brought to life by dedicated trade partners. Both RNGD and Formwork Development’s teams thrive on input and perspective from all corners, aligning strategies that turn partners into passionate stakeholders.
